Housing in The Netherlands

The  Dutch housing  market  is  very competitive.  As  a  result, housing  is  expensive  in  the  Netherlands, especially in  Amsterdam,  the Gooi area  and the  Randstad area.  On  average,  rental  prizes  in  Amsterdam start  at  around Euro 1.250 per  month, depending  on  the  size and location  of  the  apartment.

Rental  agencies  rarely  work weekends  or  evenings.  Therefore,  house hunting  will  most  likely be scheduled during  week days.  House  hunting  in  Holland  can  be  different  from  what  you  are  used  to.

Real  estate  agencies  charge  a  commission  by percentage,  or  a  flat  fee  equal  to  one  month's rent  for  their  services.  In  most  cases,  agents  require you  to  pay their  fee  directly.  We advise  to  have  this  clarified before  signing  or verbally  agreeing  to  any contract.  The  contract  for  the  house  or  apartment  you  decide to  rent  (or buy)  will  be  in  Dutch  which  you  may not  be  able  to  read,  but  will  be  legally valid nevertheless. t&a relocation can provide  you  with a copy of  the  conditions  in  English, and  answer  any questions  you may have.

Almost  all  rental  agencies  are  “fishing  in  the  same  pool"  and offer  the  same  listings.  Some  do  have  clients of  their  own,  but  most  agencies  have  access  to  one  another's portfolios.  Therefore  it  is  not  much use to  approach  all  of  the  agencies.  To  contact  only  one  or  two  should be  sufficient.  You  will  need to inform  them  when  you  have  approached and set  to  work for  you  other  agencies  as  well.  This  way you can  avoid that  the  same  options  are  offered to  you  twice  thereby wasting  both your  time  and theirs.

In  case  you  decide  to  look for  a  house  through other  channels,  you should  be  warned that  there  are  a  lot of  dubious  rental  brokers  on  the  free  market.  Their  means  and objectives  may be  suspect.  It is therefore advisable  that  you  contact  t & a relocation  or  another  professional  before  involving  yourself with such practices.

A verbal  agreement  is  binding  under  Dutch law.  Therefore, unless  you  are  absolutely sure  you  will take  the  property, do  not  make  any written  or  verbal  commitment!  t & a relocation offers  to  screen your  rental  contract  before  you  sign  it.  You may wish to inform  the  agency beforehand  that  prior  to  your signing  anything,  the  rental  agreement  should  first  be  examined  by t & a relocation.
